The property is appraised, conditions are documented, insurance and title are reviewed, and the lender completes underwriting.

Review final numbers and close

You receive the final figures before signing. I stay involved through funding and the handoff of keys.

Before you start

What documents should you gather?

Start with recent income records, bank statements, identification, employment history, housing history, and any VA disability documentation tied to a funding-fee exemption. Military borrowers may also need a current Leave and Earnings Statement and orders.
