COE and entitlement
I pull or review your Certificate of Eligibility and calculate remaining entitlement when prior VA loans exist.
Licensed in Florida
Florida VA buyers face sharp differences in taxes, insurance, flood zones, condo approvals, and property types. Your approval needs local housing costs, not a generic online estimate.
Local file strategy
Purchase price tells only part of the story. Property taxes, homeowners insurance, flood coverage, HOA dues, utilities, and local contract customs affect your budget and approval.
I review the numbers for Tampa, Jacksonville, Pensacola, Orlando, and nearby communities. You learn the estimated payment, cash needed, and file risks before you commit to a home.
Military communities served
Remote appointments are available across the state.

Florida VA loan questions
Many eligible veterans purchase with no required down payment. Available entitlement, appraised value, price, qualification, and lender approval decide the final structure.
Veterans with full entitlement do not face a VA loan limit. Remaining entitlement cases use county conforming loan limits in the calculation, so prior VA loan history matters.
A seller may pay allowable closing costs and concessions. The 4% VA limit applies to seller concessions, not every ordinary closing cost. The contract and lender review decide the final credit structure.
