VA loan basics
VA-backed loans help eligible veterans, service members, and some surviving spouses buy, build, repair, retain, or refinance a home. Purchase loans often offer no required down payment and no monthly mortgage insurance. Eligibility, entitlement, income, credit, occupancy, appraisal, and lender approval still matter.

Common VA loan questions
Eligible veterans often buy with no required down payment when they have enough entitlement and the price does not exceed the appraised value. Approval, property, and lender requirements still apply.
The VA does not publish one universal minimum credit score. Individual lenders often set their own standards. As a broker, I compare the file across multiple wholesale lenders.
The VA's 4% limit applies to seller concessions, not every ordinary closing cost. Seller-paid closing costs and concessions follow separate VA rules. Concessions include items such as paying certain debts or providing non-customary value to the buyer.
No. The appraisal develops value and reviews basic VA property requirements. A separate home inspection helps the buyer evaluate the home's systems and condition.
